 A building envelope inspection provides a snapshot of your building or structure informing you on what damages are currently an issue and what they may lead to if unresolved. Sounding field applied EIFS (Exterior Insulation and Finish Systems) is a timely and effective way to find out if the adhesive is still holding strong to the substrate or if it has started to de-bond over time. Oftentimes, EIFS weaknesses are hidden underneath the finished layer and what may look fine exteriorly could have large sections of the cladding may be getting ready to fall from the building. By sounding the EIFS, we are able to map out areas of de-bonding and provide an overall assessment of the health of the cladding system on your high-rise apartment, condominium, or commercial building.

Adding additional anchors to your building can increase efficiency of workers when completing routine maintenance such as window cleaning and provide savings over time. In Ontario, adhesive anchors are required to be pull tested every five years either by pull testing/load tests or anchor system inspections. All life safety equipment, materials and anchor plans are in accordance with sealed engineers’ requirements and in accordance with provincial legislation. We perform anchor installations, modifications and pull testing for all buildings, specializing in high-rise apartments and commercial/industrial buildings.

It's important for the integrity of the building and safety of passers by, that the concrete and masonry on the outside of the building is in good condition. Not only does it act as a protective barrier to the weather but when damaged and broken it can cause a serious hazard to occupants of the building and general public. Our specialized high-rise masonry inspections include identifying damages to the masonry or concrete component and removing any material that is in imminent danger or falling. We will then provide a more detailed report including recommendations for repair. 

We repair masonry, brickwork, and concrete to all buildings, specializing in high-rise buildings or difficult-to-access areas. This includes spalling concrete, parging, masonry epoxy repair, epoxy injection into seeping cracks, removing broken concrete or materials, re-pouring concrete, and more.

Sealant is playing a larger role in the waterproofing of buildings, so regular inspections are important. We investigate and repair leaks in sealant and caulking on buildings and apartments. Water entering the building envelope can cause damage to the interior of the building damaging finishings, create an environment for mold growth, and also damage the masonry components on the exterior of the building. During our sealant inspection, we complete a destructive pull test on the sealant as recommended by the manufacturer. This will provide an honest assessment on whether the sealant is doing its job or if it needs to be replaced. Our pull test is normally conducted on each elevation of the building and a visual inspection of the sealant is conducted over the entire building. The final inspection report will give building owners a good understanding of which areas of the building are getting more weathered and will need to be replaced sooner.

Whether found through a sealant inspection or due to water related issues, we perform sealant repair and waterproofing on high-rise apartments, condos, and commercial buildings. First, we'll identify the leak and stop where water is entering at the source. Next, we'll either spot repair or fully restore the sealant in areas that are the oldest or are currently failing. Depending on when the sealant was initially installed, it could be time to replace all the sealant on the building. This is often a more cost effective way to stay up to date with your building envelope maintenance. Based on the building type, we might also recommend having flashing installed to significantly increase the protection for your building.
